Step 1

Honest valuation

I visit the property, pull real comparable sales, and send you a written valuation within 48 hours, with Tinsa IMIE Q1 2026 data and the reasoning written out. No obligation to continue with me.

Step 2

We sign the exclusive listing agreement

If the valuation convinces you, we formalise the exclusive listing agreement: you entrust the sale to me and, for the agreed term, do not work with other agencies or agents in parallel. This is the step that lets me invest time and coordination in your sale: the professional photography, the staging, and the small fixes get prepared under the certainty that the property sells with me. Without an exclusive there is no preparation, because that coordination cannot rest on a sale that could end up with another agency.

Step 3

Preparation and staging

I coordinate the professional photography, direct the staging, and, where it makes sense, manage paint, lighting, or small cosmetic work. The investment is recovered at the final price.

Step 4

Listing and international buyers

Listing on Idealista, Fotocasa, the Remax network, and, for upper-mid-market properties, the James Edition feed. I activate the Remax network of Nordic and German buyers already active in the corridor.

Step 5

Viewings, qualification, negotiation

I attend every viewing in person. I qualify out curious browsers and unqualified buyers before they consume your time, not after. I negotiate with the buyer and bring you only offers that actually make sense.

Step 6

Notary and key handover

I coordinate with the notary, the gestoría, and the buyer. The deposit sits inside Remax's protected payment system until the signing. On the day of the deed, you sign. I have already handled everything else.

What do I charge? The network's standard commission, agreed in writing before we sign the listing agreement. What if the property doesn't sell? The agreement has a clear term and a clean exit clause, no surprise penalties. And the costs of the sale? Plusvalía municipal and, where applicable, capital-gains tax on the IRPF, broken down in writing before you sign the listing note.
