Five steps. I verify before, not after.

What happens between the moment you tell me what you're looking for and the day I hand you the keys.

1 · Orientation and search

Tell me area, budget, property type, and timeline. I prepare an honest shortlist, including properties that are not yet on the public portals. You receive clear property summaries, not daily spam.

2 · Viewings (in person or by video)

I accompany every viewing. If you are still in the UK, Ireland, Sweden, or Germany, we do a live video viewing over WhatsApp, and I send you additional photographs the same day.

3 · Due diligence (Nota Simple, charges, community)

Before any deposit: Nota Simple from the Land Registry, outstanding charges and mortgages, community-of-owners debts, energy certificate, planning status. If something doesn't add up, you hear about it before you commit a single euro.

4 · Contrato de arras and financing

I negotiate the contrato de arras (typically a 10% deposit). If you need a mortgage, I put you in touch with banks that work with foreign buyers. The deposit sits inside Remax's protected payment system, it does not go straight to the seller.

5 · Notary and signing

I coordinate with the notary and the gestoría. If you need an NIE, we arrange it in parallel. On the day of the signing I am there and I translate the key passages of the deed. Afterwards: utility transfer and key handover.

What buyers most often ask

Who pays the commission? The seller, the buyer does not pay me. When do I need my NIE? Before the deed is signed; we run it in parallel with the due diligence. And the taxes? Resale property: 9% ITP (Comunitat Valenciana, from 1 June 2026). New build: 10% IVA + 1.4% AJD. Plus notary (~0.3-0.5%), Land Registry (~0.1-0.3%), and gestoría (~€300-500). Total: roughly 11-13% on top of the agreed price.
